Epperson Ranch

FDC was engaged by Metro Development Group to create the master plan for Park Place. Park Place is a master-planned community formerly known as Epperson Ranch South, located northwest of Curley Road and Overpass Road, and south of Elam Road in Pasco County. Park Place encompasses 696-acres and has 1,516 single-family homes. The property features a welcome/sales center and a 7.5 acre crystal lagoon, surrounded by its own white sandy beaches: the first of its kind in the U.S. Surrounding the lagoon are support facilities and recreation areas.

Union Park

Union Park is a Master Planned Development located in Wesley Chapel, Florida off of Oldwoods Avenue. The development consists of 580+/- acres with 1,800 dwelling units consisting of single family, townhomes, villas and multi-family. The project also has a school site that will be dedicated to Pasco County. The community features many amenities such as: a resort style pool, amenity center, splash plaza, a community trail system, parks, a fire pit, picnic shelters, multiple play grounds, a dog park, basketball court and fitness stations.

FDC was engaged by Metro Development Group to be the engineer of record to perform services related to design, permitting, platting and construction phase services.

 

 

 

 

Hidden Creek Phases 1 & 2

The Hidden Creek Development is a conversion of an existing golf course into a 347-unit residential development. Hidden Creek is located in central Pasco County, Florida. FDC prepared zoning amendment and construction plans for Hidden Creek. The FDC design approach resulted need for imported fill.

Cypress Preserve

 

Cypress Preserve is located in central Pasco County on the west side of U.S. Highway 41 and one mile south of State Road 52 in Land O’ Lakes, Florida. Cypress Preserve is 300 acres in size and is designated with the Retail/Office/Residential land use plan category along the U.S. Highway 41 frontage.

FDC was hired by NVR, Inc. to assist with civil design, survey, planning, environmental, permitting, utilities and construction administration.
 

Watergrass – Pasco County, FL

 

 

WaterGrass is a 998 acre subdivision located on Curley Road in Pasco County, Florida. WaterGrass offers 350 single-family homes and an on-site elementary school. Nearly 250-acres of the property is preserved woods and wetlands, and enhanced as parks and playgrounds.

 

 

 

FDC was hired by Crown Community Development to perform survey, civil design and construction stakeout services. In 2015, FDC also assisted Crown Community Development in seeking approval for modifications to the MPUD master plan and master roadway plan.

 

 

 

Asturia – Pasco County, FL

 

Asturia is a signature mixed-use, 535-acre, master- planned community located on State Road 54 in Pasco County, Florida. The development includes residential neighborhoods, community amenities, parks and primary infrastructure. Asturia has 550 single-family homes, 200 townhomes, 440 multi-family units, 300,000 SF of commercial space and 530,000 SF of office/light industrial space.

FDC assisted in obtaining a land use plan amendment, zoning approval, master plan and the creation of a unique land use exchange for this mixed use project. FDC also served as the Engineer of Record and provided construction observation services, plat preparation and recording assistance.

Concord Station – Pasco County, FL

 

Concord Station is a 1,025 acre site that features 1,500 single-family lots which are quietly tucked behind the rapidly growing S.R. 54 corridor in southern Pasco County, Florida. The site also features on-site schools, community parks, conservation areas, ponds, and a 5,000 SF clubhouse.

 

FDC was engaged by Lennar Homes, LLC to provide professional planning, civil design, environmental, and survey services for the Master Planned Unit Development (MPUD). The design of the residential areas incorporated the surrounding wetland system to create a natural aesthetic to the layout of the community.

 

 

 

 

 

 

Chapel Crossing – Pasco County, FL

 

Chapel Crossings is a mixed-use development with almost three miles of prime frontage on three major roads in the center of the rapidly growing Wesley Chapel community just north of Tampa. Chapel Crossings is a 425 acre site with 1,000 residential dwellings, 175,000 SF of commercial use and 50,000 SF of office uses to serve the community.

Crown Properties hired FDC to provide the planning, civil design and survey services for this mixed-use project.

 

 

Waterchase – Hillsborough County, FL

 

Waterchase is situated throughout 475 acres and features 633 single-family and multi-story homes, 132 townhomes and estate homes reflecting Mediterranean, Ranch Hacienda and Craftman style architecture. The clubhouse grounds include four lighted tennis courts, a multi-use activities field, two olympic size pools, a 2-story waterslide, lighted basketball courts, a playground and fitness center.

Taylor Woodrow Communities hired FDC to provide civil design, permitting and construction phase services.
