          , safety is not a once-a-year training or a checklist item. It is a conversation we have every week.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          As part of my role in Human Resources, I regularly meet with our survey crews to talk through field safety, awareness, and best practices. But recently, I realized something important.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          I could talk about what should be done, but I had never truly experienced what our crew faces every day.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          So, I asked a simple question during one of our Wednesday morning meetings:
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           ﻿
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
                       Would anyone be willing to let HR tag along for a day in the field?
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          I expected maybe one volunteer. Instead, I was met with an overwhelming response.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Our crew chiefs were not just willing; they were excited to share what they do.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;h4&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          A Firsthand Look at Surveying in the Field
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/h4&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          I had the opportunity to spend the morning with Crew Chief Phil Langston and Survey Tech II Pete Edwards on an active job site in Lutz, Florida. The team was staking a monument and pavilion for a new apartment development.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          From the moment we arrived, before daylight, it was clear this was no ordinary work environment.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The site was already alive with activity:
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
            Heavy equipment moving in tight spaces
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
            Delivery trucks backing in and out
           &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
            Multiple trades working simultaneously, including electricians, landscapers, painters, and installers
           &#xD;
        &lt;/span&gt;&#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           It did not take long to understand that
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          situational awareness is not just important
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           ,
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          it is constant
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      
          . There is no off switch.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;h5&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          What I Learned About Field Safety
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/h5&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Spending even a few hours in the field completely changed my perspective on what safety really means in civil engineering and land surveying.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Here is what stood out:
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          1. There Is Rarely a Straight Path
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Getting to a single point often means navigating uneven terrain, obstacles, and active construction zones. Every step requires attention.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          2. The Work Is Physically Demanding
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Driving stakes into hard ground with a heavy hammer is no small task, especially in cold, windy conditions.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          3. Precision Is Critical
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Every stake represents something important in the design and construction process. There is no margin for error.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          4. Safety Is Real, Not Theoretical
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The risks are present every minute. Awareness is what ensures everyone goes home safely at the end of the day.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;h3&gt;&#xD;
    &lt;span&gt;&#xD;
      
          A New Appreciation for Problem Solving in the Field
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/h3&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          At one point, I found myself trying to set a stake where a fence had been inconveniently placed. It required balancing awkward positioning, uneven terrain, and less-than-ideal conditions, all while maintaining accuracy. In that moment, I gained a new level of respect for the problem solving our crews demonstrate every day.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          In the field, conditions are rarely perfect, and adaptability is everything.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          The Reality of Survey Crews’ Work
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          I have always respected our survey teams. But this experience deepened that respect in a way that meetings alone never could.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Our crews:
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

    &lt;/span&gt;&#xD;

  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Start before sunrise
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Work in unpredictable conditions, including heat, cold, wind, and rain
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Navigate active, high risk job sites
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Show up every day with consistency and professionalism
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          And they do all of this while maintaining accuracy, efficiency, and a strong commitment to safety.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

          Why This Matters: Safety Starts with Understanding

      &lt;span&gt;&#xD;
        
           Real conditions
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Real risks
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Real responsibility
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

          For nearly 40 years, stormwater management in Florida has followed the same fundamental approach: design systems that capture and slowly percolate or release runoff to mimic natural hydrology. Under these old “presumptive criteria,” if engineers demonstrated that a site held and discharged a certain volume of water within a specific timeframe, the design was considered compliant.

          That’s changing.

          The Florida Department of Environmental Protection’s (FDEP) new Stormwater management Rule SB 7040, effective June 28, 2024, with full nutrient-reduction compliance required by December 28, 2025; ushers in the most significant shift in stormwater regulation since the Environmental Resource Permit (ERP) program was created in the 1990s.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

          Now, compliance isn’t about detention time and volume alone, it’s about demonstrating pollutant removal performance.

          Why the Regulation Was Created

          The new rule stems from the Clean Waterways Act (2020), passed by the Florida Legislation (Chapter 2020-150 F.A.C.) to reduce nutrient pollution, particularly nitrogen and phosphorus, contribute to red tide, algal blooms, and degraded spring systems. Under the old standard, systems were presumed effective if they met volume criteria. Under the new rule, engineers must quantify reductions in total nitrogen (TN) and total phosphorus (TP).

          Promenade Retail, LLC, led by developer David Freeman, is a local commercial real estate group known for quietly shaping major projects across the Tampa Bay area. Though owner, Freeman, has often worked behind the scenes, his role has been pivotal in bringing landmark retail, restaurant, and community-focused developments to life. At the Promenade Business Centre in Pasco County, Promenade Retail is building a thriving, walkable hub featuring Starbucks, Chick-fil-A, Circle K, Chipotle, multi-tenant retail, banks, and medical offices.

          The Challenge
         &#xD;

          The Promenade Business Centre sits within a Pasco County mixed-use development designation, and a portion of it is designated as MUTRM/CDA. This framework is designed to reduce roadway trips and encourage walkability, but it also introduces strict requirements for site configuration, building placement, and design quality.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Key challenges include:

          Promenade Retail turned to Florida Design Consultants (FDC) because of their deep knowledge of the site and their reputation for creative problem solving. FDC completed the original master engineering for the Promenade Business Centre, giving them a long memory of the land, entitlements, and design guidelines.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

          Beyond continuity, FDC provides:

          The Process and Project Stages
         &#xD;

          The Promenade Business Centre has been built in stages, with each project presenting unique challenges and solutions.

      &lt;br/&gt;&#xD;

          The First Steps
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The first projects to take shape were Circle K and Starbucks. Pasco County wanted buildings pulled close to the roadway to create a “downtown feel,” but the national tenant prototypes were built around drive-thru traffic.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Freeman, working with Florida Design Consultants (FDC), sought a middle ground, adjusting the site layouts to respect operational needs while enhancing the street presence through upgraded architecture. Starbucks received four-sided architecture with stone and wood accents, making the building attractive from every angle. Circle K’s design incorporated faux windows and detailed finishes, resulting in one of the most distinctive and successful Circle K stores in the region.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          By engaging with the County and demonstrating a willingness to invest in design quality, Promenade Retail and FDC found a productive balance: tenant needs were met, while the County’s vision for a high-quality, pedestrian-friendly corridor advanced.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;h3&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          Raising the Bar
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/h3&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The next phases brought new challenges: Chick-fil-A, a Circle K Carwash, a multi-tenant retail center, and later medical and financial institutions. Chick-fil-A’s drive-through requirements risked creating traffic backups, but the team redesigned traffic circulation, closed unnecessary entrances, and added park-like features with benches, landscaping, and plaza space to improve the pedestrian experience.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The multi-tenant retail center was designed with storefronts close to the road, while landscaping and buffers softened the look of the car wash and service areas, elevating the tenant prototypes. New parcels now in progress include dental offices, a women’s care facility, and banks. Each phase continues to layer in high-quality architecture, plazas, and wide sidewalks that tie the development together.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

          A True Collaboration
         &#xD;
    &lt;/strong&gt;&#xD;

          The county’s role has been central to the Promenade’s success. Pasco leaders are pushing for higher design standards, more pedestrian connections, and better integration between parcels. At times, these requirements seem at odds with suburban codes, but the county showed flexibility by coming on-site, reviewing drone footage, and working directly with Freeman and FDC to understand the realities of each site's plan.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

    &lt;span&gt;&#xD;
      
          That willingness to collaborate, combined with Freeman’s entrepreneurial drive and FDC’s design-focused engineering, turned what could have been a tug-of-war into a partnership.

On the other hand, cutting too deep near a property line can destabilize tree roots and even cause trees to topple in a storm.

          2. Gravity utility crossings

          Utilities such as storm and sanitary sewer lines are gravity-driven, which means they depend on consistent slope and proper clearance to function. When these lines cross at conflicting elevations, the design quickly becomes unbuildable. The result is costly rework, such as redesigning the alignment mid-project or adding an expensive conflict manhole just to make the system work. Once during construction phase services on a project we did not design, we discovered a serious problem: a sanitary manhole designed with the inlet lower than the outlet, which would have caused sewage to accumulate in the system.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          While technically this was not a gravity crossing issue, it appeared to be a poorly executed attempt by the original engineer to avoid such a conflict, likely a last- minute revision that introduced an even bigger problem. Issues like these highlight the danger of inexperience in design. The real trick is to avoid utility conflicts and avoid creating new problems in the process. That requires an experienced team with the right QC checks in place, not a rushed fix.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          3. Incomplete surveys
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          A survey that stops right at the property line is a recipe for trouble. Without knowing what lies just beyond your boundary, whether it is a building, a utility, or a tree — you risk designing blind. We have seen surveys where the client received survey data only inside the property boundary and nothing more. Later, when we began design, we realized adjacent conditions – like large trees or grade changes – had not been accounted for. That meant going back, requesting additional survey data, and redesigning, wasting both time and money. Studies show incomplete or inaccurate surveys are among the top five causes of change orders in construction (Trimble).
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

    &lt;strong&gt;&#xD;
      
          4. Unknown subsurface utilities
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Skipping Subsurface Utility Engineering (SUE) is another common mistake. Today’s sites and/or adjacent roadways that require improvements or utility extensions are full of underground lines such as fiber optics, duct banks, water, sewer, gas, and if you do not locate them upfront, you are taking a huge risk. On a hospital project, we brought in a SUE (Subsurface Utility Engineering) team and discovered a complex web of communication and other conduits running just under the proposed building footprint. Without that work, the client could have faced major delays and possibly severed a fiber optic line.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          5. Unrealistic site expectations
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          We often see developers try to maximize every inch of a site. While that can look good on paper, it leaves no room for critical infrastructure like transformers, hydrants, air conditional pads, or even grade transitions. McKinsey notes that unrealistic scope and poor planning are leading drivers of overruns on large projects (McKinsey). Trying to “squeeze in” too much inevitably leads to redesigns, delays, and higher costs. A recent retail center project had zero flexibility in the site plan. When the power company needed a transformer location, there was literally no space left to place it. The result was redesign work and delays. Early identification of these requirements would have prevented these costly delays and additional expenses. This is where the right partner, with the right experience is critical.
